ตำแหน่ง : Lead Quality Inspector
รายละเอียด
Job Purpose:
To monitor and maintain the quality, safety, and consistency of products by performing rigorous physical and technical inspections. The QC ensures that no defective goods reach the customer, thereby protecting the company's brand, reducing waste, and ensuring compliance with legal and industrial standards.
Key result Areas:
The job scope for Property Quality Control (QC) in Thailand is a specialized engineering and auditing role. While a "Property Inspector" usually works for the buyer, a QC Officer or Engineer typically works for the Developer or a Construction Firm to ensure the building meets internal standards and Thai regulations before it reaches the customer.
In the 2026 Thai market, the scope is divided into three main pillars: Technical Verification, Compliance Management, and Defect Rectification.
1. Technical Verification (The "Site Walk")
The primary scope is to catch errors during the construction phase so they don't become expensive "Major Defects" later.
Structural Integrity: Verifying that concrete pouring, steel reinforcement (rebar), and piling meet the structural engineers blueprints.
MEP Systems (Mechanical, Electrical, Plumbing): Inspecting "rough-ins" (pipes and wires inside walls) before they are closed up.
Ensuring the Consumer Unit (electrical panel) and grounding systems are installed according to the Metropolitan/Provincial Electricity Authority (MEA/PEA) standards.
Finishing & Cosmetics: Conducting "Tile Tapping" to ensure no hollow gaps exist (a major point of failure in Thai condos).
Checking wall plastering for "waves" using a spirit level or laser aligner.
Verifying that the paint thickness and color consistency meet the project's "Gold Standard" unit.
2. Compliance & Standards Management
A QC professional in Thailand must ensure the project doesn't face legal delays from government bodies.
TISI Compliance: Ensuring all installed materials (AC units, cables, PVC pipes) carry the Thai Industrial Standards Institute (TISI) mark.
EIA Guidelines: Monitoring that construction adheres to the Environmental Impact Assessment (e.g., dust partitions are up, noise levels are controlled).
Document Control: Managing NCRs (Non-Conformance Reports). If a wall is built incorrectly, the QC officer issues an NCR, and the contractor cannot proceed until it is signed off as fixed.
3. Pre-Delivery Inspection (PDI) Management
This is the final hurdle before the "Transfer of Ownership"
Internal PDI: The QC team performs a "Customer-Eye" check. They place Yellow Tape on every scratch, gap, or misalignment.
Testing Protocol: Flood Testing: Plugging balcony and bathroom drains and filling them with water for 24 hours to check for seepage.
Thermal Scan: Using infrared cameras to check for heat leaks in the electrical panel or moisture behind bathroom walls.
Vendor Coordination: Supervising the "Fix-it Team" to ensure that when the actual buyer arrives for their inspection, the room is 99% perfect.
Summary of Key Responsibilities
Responsibility: Daily Task
Material Inspection: Verify that delivered materials match the approved "Sample Board."
Process Audit: Ensure workers are following the "Method Statement" (e.g., correct waterproofing steps).
Reporting: Uploading photos of defects into a Management App (like Builk or Procore).
Safety Liaison: Reporting any quality issues that also pose a safety risk (e.g., exposed wiring).
General:
The qualifications for a Quality Control (QC) Engineering role are built on a foundation of technical education, regulatory knowledge, and specific industry certifications. Because this role acts as the final gatekeeper for safety and structural integrity, the requirements are often stringent and vary by region.
Key Qualification:
1. Core Educational Foundation
Most Lead or Senior QC Engineering positions require a formal degree in an engineering discipline. Common paths include:
B.Sc. in Civil or Structural Engineering: Essential for infrastructure, concrete works, and large-scale building projects.
B.Sc. in Mechanical/Electrical Engineering: Focuses on MEP (Mechanical, Electrical, and Plumbing) systems, HVAC, and fire suppression.
Construction Management: Provides the administrative and legal framework necessary for contract compliance and quality auditing.
2. Professional Licensing & Registration
In many jurisdictions, practicing as a QC Engineer is a regulated activity.
Thailand (COE): A valid license from the Council of Engineers (COE) is mandatory for signing off on structural or life-safety systems.
United Kingdom (Chartered Status): Achieving Chartered Engineer (CEng) status or membership in the Chartered Institute of Building (CIOB) is the gold standard for seniority.Global Standards: Knowledge of ISO 9001 (Quality Management Systems) is universal. Obtaining a Lead Auditor certification allows an engineer to design and oversee entire quality frameworks.
3. Technical Certifications & Standards
Beyond a degree, QC Engineers often hold specialized certifications to verify specific types of work:
Welding & Piping: Certifications like CSWIP or AWS for inspecting steel structures and pressure vessels.
Non-Destructive Testing (NDT): Training in ultrasonic, magnetic particle, or radiographic testing to find defects without damaging the material.
Fire Safety: Knowledge of NFPA standards or local equivalents (like EIT standards in Thailand) for smoke detection and sprinkler systems.
Safety in High-Risk Areas: Certifications for Confined Space Entry and electrical safety (NFPA 70E) are critical when inspecting tanks, plant rooms, or RMUs (Ring Main Units)..
